§ 01 Agreement
By using FrontierAndField.com (the "site") or submitting any property, referral, or other information through it, you agree to these Terms of Use. If you do not agree, please do not use the site.
Frontier & Field (the "firm," "we," or "us") is a private land acquisition and development firm. We are not a real estate brokerage, lender, financial advisor, or law firm.
§ 02 Purpose of the site
The site exists to:
- Describe the firm and its evaluation framework.
- Receive private property submissions from landowners.
- Receive private referrals from advisors and partners.
- Provide reference materials and contact information.
The site does not constitute an offer to buy any specific property, a solicitation of any security, or a commitment to enter into any transaction.
§ 03 Submissions
When you submit information through the site — whether as a landowner, an advisor, or in any other capacity — you represent that you have the right to share that information with us, that the information is accurate to the best of your knowledge, and that you understand the submission is voluntary.
A submission does not create:
- An obligation by either party to enter into a transaction.
- A listing or marketing arrangement of any kind.
- A commission, finder's fee, or similar obligation.
- An attorney-client, fiduciary, or advisory relationship.
You may withdraw your submission at any time by emailing the address below.
§ 04 Evaluations
Where the firm produces a written technical evaluation of a property, the evaluation is provided as-is for the seller's reference. It is based on publicly available records, on-site observation, and the firm's own analytical framework. It is not:
- A licensed appraisal.
- A title opinion or title commitment.
- An environmental assessment, geotechnical study, or survey.
- A guarantee of any future use, value, or transaction outcome.
Sellers are encouraged to consult independent licensed professionals — attorneys, surveyors, engineers, appraisers — for any decision that depends on those specialized judgments.
§ 05 Offers
Where the firm extends a written offer on a property, the offer is non-binding on either party until a formal purchase agreement, signed by both parties and any required parties in interest, is executed.
The firm reserves the right to withdraw, modify, or decline to extend any offer at any time prior to execution of a formal purchase agreement, including in response to additional findings during diligence.
§ 06 No agency relationship
Frontier & Field is not acting as a real estate broker, agent, or representative for any seller or buyer. We are a principal — that is, we evaluate and acquire property on our own account, for our own development purposes.
We do not list properties for sale, accept commissions, or earn fees from sellers. Submitting a property to us does not establish a brokerage relationship.
§ 07 No professional advice
Information on this site is provided for general reference. It is not legal, tax, financial, accounting, or other professional advice. We do not represent or advise any seller, buyer, partner, or other person in any professional capacity through this site or through submission interactions.
Any decision to sell, retain, develop, or otherwise act with respect to a property should be made in consultation with your own qualified advisors.
§ 08 Accuracy of site content
We make reasonable efforts to keep the site accurate and current, but we do not guarantee that every statement is free of error or out of date. Operational details — response times, framework specifics, contact information — may change without notice. Where current accuracy is critical, please contact us directly.
§ 09 Intellectual property
The content of this site, including the brand name, written copy, evaluation framework, visual design, and marks, is the property of Frontier & Field. You may view and reasonably print pages for personal reference. You may not reproduce, republish, or use the content for commercial purposes without prior written consent.
§ 10 Prohibited use
You agree not to use the site to:
- Submit false, misleading, or fraudulent information.
- Submit information about property you do not have the right to discuss.
- Attempt to disrupt, scrape, or test the security of the site.
- Use the site or its content for any unlawful or harmful purpose.
§ 11 Limitation of liability
To the maximum extent permitted by law, the firm is not liable for any indirect, incidental, consequential, or special damages arising out of your use of the site or any submission made through it. Our liability for any direct claim arising out of the site itself is limited to the amount, if any, you have paid us — which, for the site, is none.
Nothing in this section limits any liability that cannot lawfully be limited.
§ 12 Governing law
These terms are governed by the laws of the state in which the firm is principally organized, without regard to its conflict-of-laws principles. Any dispute arising out of these terms or your use of the site shall be brought exclusively in the state or federal courts of that state, and you consent to the jurisdiction of those courts.
§ 13 Changes to these terms
We may update these terms from time to time. The effective date at the top of the page reflects the most recent revision. Continued use of the site after a change constitutes acceptance of the updated terms.
