Heirs with different timelines and different relationships to the property. A private buyer can move on the family's pace, communicate through counsel, and avoid the public exposure of a listing.

Partition actions, divorces, dissolutions where a clear sale path resolves the legal matter. We work with counsel to move efficiently without making the situation more public than it needs to be.

03 1031 timelines

A defined identification window.

An exchange in flight needs a known, capable buyer. We can evaluate quickly, offer cleanly, and close on a calendar that fits the 45-day and 180-day requirements.

04 Complex parcels

Property a retail buyer cannot evaluate.

Access, slope, drainage, utility, zoning, or entitlement complexity that takes a real technical review to price. We do that review on the record, and the seller keeps the evaluation either way.

§ 04How a referral works

01 You introduce privately Send the parcel details through the form below, or contact a principal directly. We treat every referral as confidential and acknowledge within 24 hours.
02 We perform a technical review We evaluate the fifteen factors of our framework and produce a written technical evaluation. You and your client receive it whether or not we proceed to an offer.
03 We communicate through you Unless your client prefers otherwise, all communication runs through your office. We do not contact your client directly without your introduction.
04 A direct offer, or a clear pass If the property fits, we make a written offer backed by committed capital. If it doesn't, we say so plainly and quickly. Either way, the relationship stays clean.
